Roof Repair in Aurora
Brown ring on the ceiling that keeps growing? Nine times out of ten the leak is not where the stain is. Water travels along the underside of the deck and drops at the first nail or seam it finds, so chasing the stain gets you a patch in the wrong place.
We chase it properly: valleys, step flashing at the walls, the chimney counterflashing, pipe boots that have gone brittle, and the ridge. Pipe boots are the single most common repair we do on 1990s-built homes, and they are cheap. A lot of the calls we take could have stayed cheap if somebody had looked a winter earlier.
Roof Replacement and Tear-Off
A replacement in Aurora is a tear-off, not a layover, any time there are already two layers up there. That is city code, not our preference. The old material comes off, we look at the decking while it is open, replace what is soft, run ice and water shield from the fascia to at least 24 inches inside the exterior wall line, then synthetic underlayment, drip edge, starter, field, and a ridge vent sized to the vent sheet we filed with your permit.
Most single-family homes are a one-day job. The Equipter sits in the driveway so debris drops into the hopper instead of your hostas, and Pete magnet-sweeps twice before anybody leaves.
Storm and Hail Damage
Kane County has taken a beating lately. The August 2025 line of storms put gusts over 70 mph near Sugar Grove and Romeoville, tore roofs on Southbury Boulevard and Lakeshore Drive in Oswego, and the Aurora area has logged around 27 confirmed severe weather events since June 2024.
Hail damage is often invisible from the ground. What we look for is bruising in the mat, granule loss around impact points, soft spots you can feel through a boot, and matching damage on soft metals like the vent caps and the gutter apron. That last one matters, because an adjuster who finds hail on your downspouts is far more likely to agree there is hail on your shingles.
Insurance Claims, Honestly Explained
Here is the part most Illinois roofing sites leave out. A roofing contractor in this state cannot act as a public adjuster. Negotiating your claim, arguing scope with the carrier on your behalf, interpreting your policy for you: all of that is licensed activity under Article XLV of the Illinois Insurance Code and it is not a roofer's job.
What is our job: documenting the damage with photographs and measurements, meeting your adjuster on the roof, and submitting supplements for scope items that got missed. Also, no, we will not "cover your deductible." Public Act 96-1113 makes waiving, rebating or absorbing a deductible on insurance-funded roofing work illegal in Illinois, and inflating the claim to hide it is fraud under 215 ILCS 5/155.51. Anyone offering is telling you something about how they run every other part of the job.
Emergency Roof Repair and Tarping
Wind takes a section off at nine at night and the forecast says more rain by morning. That is the call we drop everything for. Tarping is not glamorous and it is not permanent, but a properly anchored tarp over an open deck is the difference between replacing shingles and replacing a ceiling.
Asphalt Shingles
Architectural shingle is what goes on the overwhelming majority of Fox Valley roofs, and for good reason: it handles the freeze-thaw cycle here, the warranties are real, and the price is predictable. We run GAF Timberline HDZ as the default, and keep pallets of Barkwood and Charcoal on the rack because those two colours are most of what this area asks for. CertainTeed, Owens Corning Duration, IKO and Atlas are all fine and we install them on request.
Three-tab still has a place on a garage or a rental, but on a house it is false economy. The wind rating is lower, the profile is flat, and you will be back up there years sooner.
Metal Roofing and Standing Seam
Standing seam costs roughly two to three times an asphalt roof and lasts three to four times as long, which is either obviously worth it or obviously not depending on how long you intend to stay. Snow sheds off it, which is a genuine advantage in an ice dam climate, and a genuine hazard over a front door or a driveway if nobody fits snow guards. We fit snow guards.

Flat and Low-Slope Roofs
Aurora defines a flat roof as anything under 2:12, and the code is blunt about what follows: you cannot put asphalt shingles on it. We see shingled low-slope additions constantly, usually a sunroom or a porch roof somebody did without a permit, and they always leak in heavy rain because shingles shed water, they do not hold it back.
The fix is a membrane. Which membrane depends on the deck, the drainage and the budget, which is what the TPO, EPDM and rubber roofing page is for. Worth knowing before you call: flat roofs need extra plan review in Aurora, so the permit is not a same-day counter job.
Commercial and Industrial Roofing
Warehouses off Butterfield, strip retail on Ogden, the light industrial along the rail corridor. Commercial work in Aurora means single-ply membrane, real drainage design, roof curbs around every unit the HVAC contractor has added over the years, and a plan review at the permit desk rather than a counter approval. We handle tenant coordination and we work weekends when a business cannot lose a trading day.
Cedar Shake and Slate
The older streets near the Fox River and up into Geneva and Batavia still carry real cedar and real slate, and both deserve better than being ripped off and replaced with the cheapest thing available. Slate in particular fails one piece at a time, not all at once, so a repair is often the correct answer for another twenty years.
When replacement genuinely is the answer, synthetic slate and composite shake have got good enough that most people cannot tell from the street, and they weigh a fraction as much. Note that anything inside Aurora's Historic District or the FoxWalk District gets extra review at the permit stage, which adds time, so start earlier than you think you need to.
Gutters, Soffit and Fascia
Gutters get treated as an afterthought and then cause the leak. Undersized downspouts back up, water sits behind the fascia, the fascia rots, the soffit goes with it, and now the ventilation intake is blocked too. We run seamless aluminium on site, size the downspouts to the actual roof area rather than by habit, and replace rotted fascia rather than screwing new gutter to soft wood.
Roof Ventilation and Ice Dams
This is the section nobody else in this market writes, and it is the one that saves people the most money. Aurora makes you file a ventilation sheet with your roofing permit. The maths is not complicated: attic area divided by 300, times 144, gives you the net free vent area in square inches, and the city wants exhaust at 40 to 50 percent of that with intake at 50 to 60 percent.
Get it wrong and you get the list Aurora itself publishes: attic mould, ice dams, moisture buildup, rust, a house that is uncomfortable in both seasons, snow blown into the attic and roofing materials that fail early. Get it right and your ice dam problem usually goes away on its own. A brand new roof over the same unbalanced attic will dam again next February, and we have been called back to other people's work to prove it more times than we would like.
Maintenance, Coatings and Inspections
Nobody wants to pay for roof maintenance and everybody wants a roof that lasts. Ten minutes on a ladder in October, clearing the gutters and looking at the boots and the sealant, is the cheapest thing in this entire list. How It Works, Start to Finish
Most people hesitate to call a roofer because they are picturing a salesman on the doorstep with a folder. Here is what actually happens.
You call or fill in the form
Tell us the town, roughly how old the house is and what you are seeing. Stain on a ceiling, shingles in the yard, adjuster booked for Tuesday. If you fill in the form we call you back the same working day, usually within a couple of hours. Active leak, call the number and it rings a phone somebody is holding.
We come out and get on the roof
Not a walk round the outside with binoculars. We get up there, photograph what we find, measure it, and look in the attic too because half of what looks like a roof problem is a ventilation problem. You get a written, itemised estimate: tear-off, decking allowance, ice and water shield, underlayment, material, ventilation, permit, disposal. No vague line items, and no price that only exists today.
Permit, then a day on the roof
We pull the Aurora permit and file the ventilation sheet. On the day, the crew starts around seven, the Equipter goes in the driveway so debris never hits the lawn, and most houses are watertight by mid-afternoon. Pete runs the magnet twice, once mid-job and once at the end. There is no pressure to sign anything before you are ready, and the estimate stands for thirty days.
Before and After: A Two-Layer Tear-Off Off Indian Trail
Before
A 1968 split-level with two layers already on it and a homeowner who had been told twice that a third layer was fine. It was not, and the house was paying for it.
- Curling and cupping across the whole south slope, granules almost gone, gutters full of grit.
- Ice dam damage along both eaves with a stain running down the inside of the north bedroom wall.
- Soffit intake completely blocked by blown insulation, ridge vent installed but with nothing feeding it.
- Roughly 90 square feet of decking soft enough to flex underfoot, hidden under two layers.
After
Both layers off, decking sorted, ventilation actually balanced to the vent sheet we filed. Done in a day and a half because of the decking.
- Full tear-off to the deck, 11 sheets of OSB replaced, ice and water shield run to 36 inches up the slope.
- GAF Timberline HDZ in Charcoal, synthetic underlayment, new drip edge and gutter apron throughout.
- Baffles fitted at every rafter bay so the new soffit intake actually reaches the ridge vent.
- Two winters on, no dams, no stain, and the upstairs is finally not ten degrees hotter in July.
Repair or replace: how do you actually tell?
Repair if the damage is contained to one area and the rest of the roof still has life in it. That is the whole test. A failed pipe boot, a lifted piece of step flashing, a dozen shingles off one slope after a wind event: repair, every time. Replace when the failure is systemic rather than local, which usually shows up as granule loss across whole slopes, widespread curling, or a second layer that means any repair is guesswork over unknown decking. If a contractor recommends a full replacement without having been on the roof, get someone else out.
How long should an asphalt roof last in Illinois?
Twenty to twenty-five years for architectural shingle here, and the ceiling on that is ventilation rather than the shingle itself. Northern Illinois puts a roof through a brutal freeze-thaw cycle plus real summer heat, and an attic that runs hot cooks the mat from underneath. The roofs we see fail at fifteen are almost always the ones with a ridge vent and no working intake. Three-tab on a 1990s tract house is a different conversation: those are frequently done at eighteen.
Why does the city care about my soffit vents if I am only doing the roof?
Because a re-roof is the moment the whole assembly has to comply, not just the part you are touching. Aurora's permit office puts this in its own FAQ: any time a change is made, the completed work has to meet current code, so the existing ventilation has to be shown to meet it. That is why the ventilation sheet is a permit requirement and why separate attic spaces need separate sheets. An attached garage that is conditioned needs its own. It feels like bureaucracy until the January you do not get an ice dam.
What does a roofing warranty actually cover?
Two separate things, and they get blurred deliberately in sales pitches. The manufacturer warranty covers the shingle against defects and is worth roughly what the manufacturer says it is. The workmanship warranty covers the installation and is worth exactly as much as the company standing behind it, which is why a twenty-five year workmanship warranty from a firm that has existed for two years is a number, not a protection. Ask how long the company has been trading and whether the warranty transfers if you sell.

Can I just add a third layer of shingles instead of tearing off?
No. Aurora's code is explicit: if two or more roof layers already exist, all of them have to come off before the new roof goes on. Anyone quoting you a layover on a two-layer roof either has not read the code or is hoping you have not. A roofer knocked on my door after the storm. Should I sign anything?
Not that day. Illinois has ranked first in the country for hail damage fraud, and CBS Chicago's investigation into Operation Hail caught workers manufacturing damage on siding with their fists. Get your own inspection, get it in writing, and check the contractor's Illinois roofing licence before a pen goes anywhere near paper. Will my insurance pay for a full roof replacement?
Sometimes, and it depends on what the adjuster finds rather than what a contractor tells you. What we can do is document the damage properly, meet the adjuster on the roof and file supplements for scope items that got missed. What we cannot legally do in Illinois is negotiate your claim for you: that is public adjuster work and it is licensed separately. Any roofer promising to "handle the insurance company" for you is describing something they are not allowed to do. Same goes for covering your deductible, which Public Act 96-1113 makes illegal here.
How long does a roof replacement take?
One day for most single-family homes in Fox Valley, two if the roof is cut up, steep or has a lot of bad decking. Crews start around seven, the tear-off is done by late morning and the Equipter sits in the driveway so the debris never touches your lawn.
