Flat and Low-Slope Roof Repair in Aurora, IL
Aurora defines a flat roof as anything with a pitch under 2:12, which is two inches of rise for every twelve of run. The city is blunt about what follows: flat roofs cannot use asphalt shingles. They also need extra plan review, and they do not need a ventilation sheet.

The other classic low-slope failure is ponding. Water that has not drained within about 48 hours is sitting on the membrane, and standing water finds every seam eventually. Usually the cause is a drainage design that never worked, or a slope that has flattened as the structure settled. Patching a ponding roof is money into a hole.
What Goes on a Low-Slope Roof Instead

- EPDM, black rubber sheet. Cheap, forgiving, easy to repair, forty years of track record. Absorbs heat, which is a negative in July and arguably a positive in February.
- TPO, white single-ply, heat-welded seams. Reflective, tidy, now the default on commercial and increasingly on residential additions.
- Modified bitumen, torch or self-adhered. Tough, good where feet are going to walk on it, plays well with existing built-up roofs.
- Liquid-applied coatings over a sound existing membrane. Genuinely useful for extending life on a roof that is tired but not failed. Not a fix for a roof with wet insulation underneath, and anyone selling it as one is selling you five years of nothing.
The Permit Part People Do Not Expect
Flat roofs are on Aurora's list of roof types that require additional plan review, alongside cathedral and vaulted ceilings, commercial roofs, anything in the Historic District or the FoxWalk District, and any job replacing structural framing or all the sheathing.
Practically, that means your low-slope job is not a same-day over-the-counter permit like a standard residential re-roof is. It takes longer, and the city reviews the materials. Build that into your timeline. If a contractor tells you no permit is needed for a flat roof replacement in Aurora, they are either wrong or planning not to pull one.

Can a flat roof be repaired or does it all have to come off?
Repaired, in most cases, if the insulation underneath is dry. That is the whole test. A seam failure, a puncture, a failed flashing at a parapet or a curb are all straightforward repairs. But once water has got into the insulation layer the repair is cosmetic, because the wet insulation keeps the deck damp and keeps the roof failing from underneath. We check with a moisture meter, and on larger roofs with an infrared scan.
How long does a flat roof last?
EPDM twenty to thirty years, TPO twenty to twenty-five, modified bitumen fifteen to twenty. Drainage moves those numbers more than the material does. A well-drained EPDM roof outlives a ponding TPO roof comfortably, so if your existing roof holds water, fixing the drainage is a better investment than upgrading the membrane.
Why does my flat roof leak in winter but not summer?
Usually ice, not the membrane. Water pools, freezes, expands into a seam or a flashing detail and opens it, then thaws and runs in. It can also be a blocked internal drain or scupper that freezes solid, backing water up across the whole roof. Both are worth catching in autumn: clearing the drains in October is a ten-minute job and doing it in January means somebody with a steamer.

Is a flat roof actually flat?
No, and it should not be. Even a roof called flat wants a quarter inch per foot of fall toward drainage. Genuinely level roofs pond, and ponding kills membranes.
Can I walk on my flat roof?
On modified bitumen, yes. On EPDM and TPO, sparingly and carefully, and put walk pads in if it is a route somebody takes regularly to service equipment.
What about a roof deck or a green roof?
Both are possible and both need the structure checked first, because a deck or a soil layer adds load the original framing may not have been designed for. That is a structural engineer's question before it is a roofer's.
Will a coating fix my leaking flat roof?
Only if the roof is dry underneath and the leak is surface-level. Over wet insulation, a coating seals the water in and buys you a year of feeling better. We check moisture before we quote a coating, and we have talked people out of them.
