How to Read a Roofing Estimate

Six lines decide whether one quote is genuinely cheaper than another or just looks it. Put the quotes side by side on these and the mystery usually evaporates.

1. Tear-off or layover? A layover is cheaper and, in Aurora, illegal once two layers exist. If one quote is dramatically under the others, check this first.

2. How far does the ice and water shield run? Aurora requires it from the fascia to 24 inches inside the exterior wall line, or 36 inches up the slope from the eave, whichever goes further. On a deep overhang that is two courses, not one. It should be on the estimate in inches.

3. Synthetic underlayment or felt? Felt is cheaper, tears when wet and is a liability if weather arrives mid-job.

4. Is there a decking allowance, and at what rate? Nobody can see through two layers of shingle, so an honest estimate states a per-sheet rate up front. A quote with no decking line is a conversation you will have on the day, at a number you have not agreed.

5. Is ventilation included? Aurora requires a ventilation sheet with the permit. If the ridge vent is simply going back on over the same blocked soffit intake, the sheet is a formality and your new roof will fail early. This is the most commonly missing line item on cheap quotes.

6. Who pulls the permit? Some outfits leave it to you and do not mention it.

Complexity, more than size. Every valley, dormer and roof-to-wall transition is hand labour. A 25-square cut-up roof can cost more than a 32-square simple gable.

Pitch. Above about 8:12 the crew needs staging and works considerably slower.

Layers. Two layers roughly doubles tear-off labour and disposal.

Decking condition. Unknowable until it is open. Budget for some.

Access. Where the Equipter can sit, how far material has to be carried, whether the neighbour's line is six feet from your gutter.

Season. Late autumn is the busiest period here and prices firm up. February is quiet and cold, and a winter install needs hand-sealing.
