Complicated Rooflines Cost More for Real Reasons

A 4,000 square foot custom home in St. Charles is not twice the job of a 2,000 square foot colonial in Montgomery. It is often three or four times, and it is worth understanding why so you can read a quote properly.

Valleys. Every valley is a hand-detailed water channel and a big custom roof can have eight or ten of them. Dormers, each one four flashing junctions. Roof-to-wall transitions where a second storey meets a lower roof, which is where step flashing has to be woven course by course rather than laid over. Steep sections needing staging. Multiple pitches meeting at non-standard angles. And frequently a low-slope section over a porch or a bay that needs an entirely different material from the rest of the roof.

The field of the roof is the cheap part. Everything else is labour, and a per-square number applied to a complicated roof will be wrong in both directions depending on who is quoting it.

Cedar Conversions

Going to architectural asphalt saves a great deal of money and, on a house designed around a shake roof, generally looks like what it is. The Historic Core

The older streets near Main Street and the river carry the same considerations Geneva and Batavia do: steeper pitches, older masonry chimneys with eroded mortar joints, slate on some, and a review process for anything in a designated area that adds weeks to the timeline.

Chimney counterflashing is the repair we do most often on this stock. Where the mortar joint has eroded past the point of re-sealing, the fix is cutting a fresh reglet and letting new counterflashing into it, not running a bead of caulk across the top and hoping. Caulk on a chimney joint has a life of about four winters here and then you are back where you started, minus the money.
