That mix means we do two quite different kinds of work here in roughly equal measure.

The Industrial Half

West Chicago carries a serious concentration of warehouse, distribution and light manufacturing, most of it along the Route 59 and Route 64 corridors and out toward the airport. Those are single-ply membrane roofs, tens of thousands of square feet at a time, and they fail in ways residential roofs do not.

Ponding is the killer. A commercial roof that does not drain within about forty-eight hours is sitting under standing water, and standing water finds every seam eventually. The fix at replacement time is tapered insulation to re-slope toward the drains, which costs real money and saves considerably more than it costs, and which cheap bids leave out.

The other commercial failure point is penetrations. Every rooftop unit the HVAC contractor has added over twenty years is a curb, and every curb is a detail that can leak. Membrane fields rarely fail; curbs and flashings do. The Residential Half

The older residential around the original town centre is genuinely old, with the steeper pitches and cut-up roofs that go with it, and it needs the same attention to flashing and valleys that Batavia and Geneva do. The newer subdivisions on the edges are conventional 1990s and 2000s work.

One West Chicago specific: the town has a lot of houses close to industrial and rail, and roofs near either accumulate grit and airborne debris faster than they do in a residential-only area. That means valleys pack more quickly and gutters need clearing more often. Not a dramatic effect, but it moves the sensible maintenance interval from every couple of years to annually.

DuPage Permits and Contractor Registration

West Chicago is DuPage County with its own building department, so this is not Aurora's process and it is not Kane County's either. What is constant everywhere in the state is the IDFPR roofing licence requirement under the Illinois Roofing Industry Licensing Act, and it is public, so you can check any contractor in about a minute.

For commercial and industrial work, ask any bidder for their certificate of insurance before you compare prices rather than after. The limits municipalities require for roofing work in this area are substantial, and asking for the certificate up front disqualifies more bidders than most property managers expect.

Do you work on warehouse and industrial roofs?

Yes, and it is a large share of what we do in West Chicago. TPO, EPDM, PVC where there is a grease exhaust, tapered insulation for drainage, curb detailing and planned maintenance.

How do I know whether to repair or replace a commercial roof?

Moisture scan. Keep repairing while the insulation under the membrane is dry, replace once it is not. Past about a quarter of the roof being wet, repairs just defer the replacement while the deck deteriorates. It is a measurable answer rather than a judgement call.

Can you work weekends so we do not lose a trading day?
