Documented Roof Damage from August 2025

The National Weather Service reporting on the August 2025 severe weather specifically noted roof damage to multiple homes near Southbury Boulevard and Lakeshore Drive in Oswego. That is unusually specific for a storm report, and it matters for anybody in the surrounding streets, because damage is rarely confined to the houses somebody happened to report.

If you are anywhere in that part of Oswego and have not had the roof looked at since, do it this season. Two things degrade with time: the physical evidence, since granule loss from hail keeps washing off and a bruise pattern becomes arguable within about two seasons, and your position with the carrier, because Illinois policies carry reporting deadlines and they have been tightening.

What we look for is not holes. Functional hail damage on asphalt is a bruise, a fracture in the mat under the surface with granules knocked loose around the strike, and it is corroborated by dents in the soft metals: gutter faces, downspouts, vent caps, aluminium trim. An adjuster who finds hail on your downspouts is far more likely to agree there is hail on your shingles.

Boulder Hill and the Older Half

Boulder Hill, on the north side toward the Aurora line, is a completely different animal from the newer Oswego subdivisions. Built out largely in the 1950s and 1960s as one of the big postwar developments in this part of the state, it has ranch and split-level stock with shallow attics, modest overhangs and, in a lot of cases, two layers of shingle already on.

That two-layer point is worth flagging because of where Boulder Hill sits. It is unincorporated Kendall County rather than the village, so the permitting route differs, but the roofing consequence is the same everywhere: nobody can inspect decking they cannot see, and going over the top of two existing layers is not an option anyone should be offering. If a quote for a Boulder Hill house looks dramatically cheaper than the others, check whether it is a layover.

The Newer Subdivisions Are Coming Due

Oswego's growth years ran hard through the 2000s, and the builder-grade architectural shingle that went on then has a twenty to twenty-five year life in this climate. The Route 71 and Wolfs Crossing developments, and the estates off Douglas and Grove, are entering that window now.

Two things worth doing before you get quotes. Check whether your subdivision has covenants on roof colour, because several around here do and finding out afterwards is expensive. And have the attic looked at, because a lot of these houses got a ridge vent with soffit intake that was subsequently buried under blown insulation with no baffles, and fixing that during a re-roof costs almost nothing compared with fixing it later.
