A stain appeared on the ceiling and now you are standing in the hallway looking up at it wondering how bad this is. Usually: not as bad as it looks. The leak is rarely where the stain is, because water runs along the underside of the deck and drops at the first nail or seam it reaches, so the wet drywall can be six feet from the actual hole.

The Five Things That Are Almost Always Leaking
After sixteen years on Aurora roofs the list barely changes.
Pipe boots. The rubber collar around your plumbing vents goes brittle and splits, usually between year twelve and year eighteen. On the 1990s subdivisions around Eola Road and out into Oakhurst this is far and away the most common call we take. It is also the cheapest repair on this list.
Step flashing. Where a roof slope meets a wall, at a dormer or a chimney chase. Somebody caulked it instead of flashing it properly and the caulk has finally given up. Caulk is not flashing. It never was.
Valleys. Two slopes dumping into one channel means everything the roof collects runs through a strip about a foot wide. Debris packs in, water backs up sideways under the shingles.
Chimney counterflashing. The mortar joint the flashing tucks into erodes. Water runs behind it and straight down the chase.
Ice dam damage. A February problem showing up in April. Water backed up under the shingles at the eave, froze, lifted courses and left you with a stain on the outside wall rather than the ceiling.
How We Actually Find It
We start in the attic, not on the roof. Daylight through the deck, water tracks on the rafters and the direction the staining runs tell you where to look before anybody sets a ladder. Then we get on the roof and check the suspects above that point. If it is genuinely not obvious we will run water on it in sections, which is slow but it beats guessing and charging you for the guess.
What we will not do is sell you a full replacement off a photograph. If a contractor has quoted a tear-off without having been on your roof and in your attic, get a second opinion. That is not a rule of thumb, that is the single most common way people in this market overpay by ten thousand dollars.
What Roof Repairs Cost Around Here
Small repairs mostly land between $350 and $900. A pipe boot swap with a bit of shingle work is at the bottom of that. Re-flashing a chimney or rebuilding a valley is at the top, sometimes a bit past it if the decking underneath has gone soft.
Bigger localised work, say one slope of a hip roof after wind damage, runs $1,800 to $4,000. Past that you are into territory where a replacement starts to make more financial sense, and we will say so rather than sell you a repair you will regret. One thing worth saying plainly: we do not do the flex-seal-and-hope repairs. If somebody has been up there before us with a bucket of roofing tar, we usually have to take that off before we can do anything real, and that costs you money for work that never should have happened.

Before and After: Chimney Chase Leak in the Sans Souci Area

A 1958 brick chimney where somebody had run a bead of caulk across the flashing joint at some point in the past decade. It had cracked all the way round.
- Water running down the inside of the chimney chase into the second-floor bedroom.
- Counterflashing never let into the mortar joint, just surface-caulked.
- Two courses of shingle at the back of the chimney rotted through to the deck.
- Homeowner had been quoted a full replacement by the previous contractor.
After
Half a day's work and about eleven percent of what the replacement quote had been.
- New step flashing woven into the shingle courses, not laid over them.
- Counterflashing cut into a fresh reglet in the mortar and sealed properly.
- Two sheets of decking replaced, shingles matched close enough that you have to look.

Is it worth repairing a roof that is nineteen years old?
Often yes, if the failure is local and the rest of the roof still has granules on it. A $600 pipe boot repair that buys you four more years before a $13,000 replacement is a good trade every time. The point at which repair stops making sense is when the failures start coming from different places on different slopes, because that is the roof telling you it is finished rather than damaged.
Why does my roof only leak in heavy rain?
Because the defect is small enough that normal rain sheds past it and only a real volume of water finds the gap. Wind-driven rain is the usual culprit, since it pushes water sideways and up under the shingle course rather than letting it run down. It is also the classic symptom of a low-slope section, a porch or sunroom roof, that somebody shingled when it needed a membrane. Shingles shed water. They do not hold it back. Do I need a permit for a roof repair in Aurora?
Not for a small repair, but the threshold is lower than most people expect and it depends on how much of the roof you are touching. A pipe boot or a few shingles is maintenance. Anything approaching a whole slope, or any work that involves decking or structural framing, needs a permit and in some cases a plan review. We check before we start rather than after, because an unpermitted roof turns up later when you sell the house.

Will you match my existing shingles?
We will get as close as the manufacturer still makes. Shingle colours drift over the years and anything past about twelve years old will not match exactly. On a rear slope nobody notices. On the front elevation we will tell you honestly whether it is going to be visible from the street before you commit.
Can you repair a roof in winter?
Yes, and we do plenty of it, but adhesive-strip shingles need warmth to seal down so a winter repair gets hand-sealed. Anything below about twenty degrees and we will tarp it properly and come back, because a bad cold-weather install fails in spring.
Do you do small jobs, or is there a minimum?
No minimum. Danny does small repairs on the way back from bigger jobs, which is why a single pipe boot in Montgomery does not cost you a callout premium.
My handyman says he can do it cheaper. Should I let him?
For a shingle or two, probably fine. For anything involving flashing, valleys or decking, the cheap repair is the expensive one. We get called to redo flashing work about once a month and the redo always costs more than doing it right first time would have.
