The two are related more directly than most homeowners realise, because the components that fail first on an asphalt roof are not the shingles, they are the sealants, boots and flashings, and every one of those is a cheap thing to renew and an expensive thing to ignore.

What Annual Maintenance Actually Involves

Clear the gutters and downspouts. Check and renew sealant at every penetration. Inspect pipe boots for cracking, which is where the majority of leaks on a 1990s house will eventually start. Check step and counterflashing at every wall and chimney. Clear valleys. Check ridge and hip caps. Look at the attic for daylight, staining or damp insulation. Note anything that will need attention within a couple of years so it can be budgeted rather than sprung on you.

An hour or so on a typical house. If nothing needs doing, that is the report. We would rather say that and see you next year.

Autumn is the right time, before the freeze-thaw cycle starts working on anything that has opened up over summer. Clearing gutters in October is a job. Clearing them in January involves a steamer.

Roof Coatings: What They Do and Do Not Do

Coatings belong on flat and low-slope roofs, not on residential shingle. Let us take those in order.

On a flat roof, silicone and acrylic coatings applied over a sound, dry membrane restore the surface, add reflectivity and can genuinely add ten to fifteen years for a fraction of a replacement. That is a real product doing a real job, and on a commercial building it is often the correct financial answer.

The condition that matters is dry. Coating a membrane with saturated insulation underneath seals the water in permanently, and the roof keeps failing from below while looking new from above. We moisture-scan before quoting a coating and we have talked people out of them. Any contractor who quotes a coating without checking moisture is selling you two years of feeling better.

On an asphalt shingle roof, be sceptical. Products that claim to rejuvenate old shingles by restoring flexibility to the asphalt do have some real chemistry behind them, and the independent evidence for the lifespan claims is much thinner than the marketing. Our position: it may buy you a few years on a roof that is otherwise sound and merely aged. It will not fix damaged, bruised or granule-stripped shingles, and it is not an alternative to a replacement on a roof that is actually finished. We do not sell it. If you want it, we will tell you honestly whether your roof is a candidate and point you at someone who does.

Roof painting, incidentally, is not a thing on asphalt in this climate. It traps moisture and voids the shingle warranty.

What Is Genuinely Worth Doing, Ranked

If you only do a few things:

  1. Clear the gutters twice a year. Cheapest, highest return, prevents more damage than anything else on this list.
  2. Replace pipe boots at fifteen years, before they split, rather than after. A couple of hundred dollars against a ceiling repair.
  3. Fix the attic ventilation once, properly. It adds years to the shingles above it and it is the difference between a twenty-five year roof and an eighteen year one.
  4. Keep branches off the roof. Abrasion strips granules and overhanging limbs drop debris into valleys where it holds moisture.
  5. Look after a storm. Not every storm, but any storm that made you think about it. Damage found in the season it happened is a claim. Damage found two years later is an argument.

How often should a roof be maintained?

Annually once the roof passes ten years, and every two to three years before that. Always after a significant hail or wind event regardless of age. Northern Illinois is harder on sealants and flashings than most of the country because of the number of freeze-thaw cycles, and those are exactly the components maintenance addresses.

Is a roof coating cheaper than a replacement?

On a flat roof, substantially, often forty to sixty percent less, and it is frequently the right answer if the insulation is dry. On a shingle roof there is no coating we would recommend as an alternative to replacement. Different products, different questions, and the answer is genuinely different depending on which roof you have.

Can I do roof maintenance myself?

The gutter clearing and the visual check from a ladder at the eave, yes, and it is worth doing. Anything that requires being on the roof, please do not, and that is not liability language. More people are hurt falling off residential roofs in this country every year than in most industrial sectors, and a granule-covered slope is exactly as slippery as it looks. Get somebody who does it every day and is insured for it.

Do you offer maintenance contracts?

For commercial buildings, yes, typically two visits a year with a photographic report. For residential we just put you on the autumn list and call you.

Will maintenance void or protect my warranty?

Protect it, generally. Several manufacturer warranties require reasonable maintenance and can be contested where a failure traces back to neglect or to inadequate ventilation. Keep the reports.

Is moss or algae on my roof a problem?

Algae streaking is cosmetic. Moss is not, because it holds moisture against the shingle and lifts the courses as it grows. Zinc or copper strips at the ridge prevent it cheaply. Do not pressure wash a shingle roof to remove it, that strips granules and takes years off the roof.
